Historic rooftop terrace
Eitch Borromini occupies the 17th-century Palazzo Pamphilj, shaped by the baroque master Francesco Borromini himself. Its rooftop terrace — Terrazza Borromini, made famous by 'The Great Beauty' — looks straight across Piazza Navona to the domes of historic Rome. Shading it meant working within hard constraints: nothing could disrupt the skyline, and nothing could be invasively anchored into a heritage structure.
The hotel integrated FIM Flexy modular offset systems, mounting the structural posts along the terrace perimeter and suspending low-profile canopies over the lounge seating. No centre poles, no silhouette intrusion, no compromise to the protected roofscape. The string-operated opening and dual-tilt mechanisms let staff adjust coverage as the sun moves behind the domes.
For historic hotels and heritage-district rooftops across North America, this is the blueprint: commercial-grade shade that regulators, preservationists, and photographers can all live with.
